Condo Bathroom Remodeling: Tricks to Make the Most of Small Space

    Small Bathroom - Smart Remodel

The integrated design build approach to bathroom remodeling promotes lively collaboration. That results in a win/win experience for all involved.  Take this condo bathroom remodel for example......

Architect Chris Doyle and interior designer Ellen Gilday Witts recently completed the design for a condo bathroom remodeling project on a two bedroom unit in the Glover Park neighborhood of Washington DC.  This was a small space (930sf!), so Chris and Ellen had to make every move count.  And they did.

The result of this architect and interior designer collaboration was an enormously improved use of space throughout.   The very small  bathroom presented a particularly vexing problem for which they devised a particularly clever solution .

Here is what the floor plan of the bath looked like before our designers went to work on it:

The problem was this:   The existing sink and vanity being only 30" wide did not provide nearly enough counter space on either side of the sink. Very annoying. Even more annoying when the sole condo resident is female and needs her counter space for the many, many lotions, potions, creams and cosmetics.

Thrift + Theft = Smart Design

Chris and Ellen devised a plan for this bathroom remodel that combined a bit of thrifty reconfiguration with a bit of thievery.  They grabbed the space needed for a full sized 60' counter top and vanity by deleting the linen closet located on the other side of the bathroom wall.   See diagram below...

But what about the linen closet?  The designers again stole just enough space from an over sized closet in the adjoining bedroom to frame a new linen closet.  It's exactly the same size as the old one and it is still accessible from the hallway just outside the newly remodeled bathroom.  Perfect.

    Easy Solutions To Tough Problems

Now that it's done, it seems so obvious a solution.  But "easy" solutions like this one are possible because of the detailed thought process that brings the best ideas forward.  The quality results of this bath remodel are tied to the underlying design build process applied to this bathroom remodeling project.
